We offer management options for single units, multiple units, entire buildings and developments in both the residential and commercial sectors. Managed units are given access to our team of leasing agents and to our Marketing Department who offer visibility on multiple forms of broadcast media and through our website, which receives views every day. We also screen potential new tenants, collect rent, carry out maintenance and organise contract renewals, allowing landlords to enjoy the benefit of their investment rather than the hassle; while our tenants can also enjoy professionally managed, maintained properties and quality service. In addition to our regular range of services, landlords can also benefit from our Value Added Services.

1. Our property management services include but are not limited to:

  • Production of all tenancy documentation and registering with relevant authorities.
  • Rent and security deposit collection and handling in line with RICS regulations
  • Full client accounting of the building and monthly reporting tailored to suit the clients needs
  • Tenant handover and orientation
  • Renegotiating rental rates for all renewais
  • Ensuring timely renewal of all leases
  • Tenant management to ensure rental payments are received on due dates
  • Tenant management to recover payment due from bounced cheques
  • Pursuing Municipality and/or legal cases against non-paying tenants
  • Managing the eviction process where necessary to recover the property
  • Planned and preventative as well as reactive maintenance


2. Leasing Services
The services we offer include such advice and negotiating support on rental levels, incentives and lease terms.
As part of a leasing role we would prepare all relevant leasing documents.
Activities:

  • Advising on the appropriate market rental levels
  • Advising on rental payment and other lease terms
  • Preparing draft lease for client approval
  • Negotiating terms with interested parties and concluding negotiations and arranging for hand-over of premises to tenant.
